General

• Leaseholder must be a company or at least 25 year old person.
• Lessor has a right to check a company’s or leaseholder’s information when needed.
• Chalet Päämaja locates in a residential area.
• Leaseholder must consider this in activities and obey the normal discipline rules.
• During the lease contract leaseholder is responsible of own and guest’s behaviour and possible bodily injuries or material damage.
• In case of the discipline rules are violated, cost will be charged to a leaseholder in full amount.
• Public events are forbidden in the premises.
• Facilites are for max 20 persons.
• Facilites are in a leaseholder’s use from the leasing date from 16:00 o’clock or as agreed.
• A door code will be given to enter.
• Own food and beverages are allowed.
• Kitchen is available.

Payment

• Lease will be paid at the time of booking by agreed method, e.g. by a bill provided by a lessor. The is confirmed when the payment is made in full.

Cancellation

• Booking may be cancelled due to the force majeure or e.g Covid-19.
• Booking is binding. In case of cancellation, no refund wll be made.
• Lessor reserves the right to cancel the reservation unilatery without obligation 7 days prior to a leasing day.
• In a case of a sudden obstacle lessor can cancel the reservation on a leasing day without liability to compensate to a leaseholder, e.g. due to a fire, watera damage, vandalism etc.

Sauna and hot tub

• Sauna is heated by wood. The woods are ready for use.
• Towels are not included in to the price.
• Extra charge for towels 5 €/ a piece, inform the required amount in a booking.
• Sitting cloths for sauna are for the guest amount in the changing room. For the hygiene reasons, please use them.
• When a hot tub is booked, please wash up before entering.
• Use of a hot tub and price are agreed with a lessor.
• Hot tub is warmed by gas. Use of instructions are given by a lessor.

Use of the facilites and other to consider

• During the lease contract leaseholder is responsible to compensate the damage made to facilities, property owner and/or third party in full.
• Leaseholder is also responsible of the damage made after the lease contaract, when due to negligence.
• If you notice somthing is out of order/broken, please notify it immediately to a lessor.
• When sauna and meeting facilites are booked, lodging facilities are not in use.
• Allowed number of guests on premises are agreed on the booking.
• Smoking indoods is forbidden. If smoking indoors is noticed, leaseholder will be charged for the cleaning costs, plus 200 € extra charge for breaking the terms of contract.
• Open fire is forbidden in the facilites and the premises without lessor’s permission.
• Lessor has a right to intervene the use of sauna and meeting facilities, if needed due to a danger to a property or movables or  if a reason to suspect under age substanse use.
• Leaseholder has not a right to a refund if the event is stopped due to reasons of a leaseholder.
• Lease is considered to end by the time the leaseholder exits the premises.
• After the lease is not possible to return on the premises.

Cleaning and exiting the premises

• Lease includes normal general cleaning.
• Premises need to be cleaned by guidelines in the morning at 9:00 o’clock.
• Trash into bins
• Bottles and cans in a container provided
• Dishes into a dishwasher
• Discharge, spilled drinks/food and other to be cleaned on the surfaces and floors
• Negligence of the above will be charged cleaning costs 70 €/ hour + equipment.
• Leaseholder is responsible to check the facilities doors and windows are closed and locked.
• After the lease is not possible to return on the premises.

Reclaim

• Reclaims need to be made to a lessor on the first business day after the lease contract, by email on phone.

Pricing for indefinite

• Towels 5 € / a piece.
• Extra cleaning 70 €/ hour + equipment.
• Breach of contract 200 € + other possible costs.

• Chalet Päämaja locates in a residential area.
• Leaseholder must consider this in activities and obey the normal discipline rules.
• During the lease contract leaseholder is responsible of own and guest’s behaviour and possible bodily injuries or material damage.
• In case of the discipline rules are violated, cost will be charged to a leaseholder in full amount.
• Public events are forbidden in the premises.
• Facilities are for max 16 lodgers.
• Facilites are in a leaseholder’s use from the leasing date from 16:00 o’clock or as agreed.
• A door code will be given to enter.
• Own food and beverages are allowed.

Payment and cancellation

• Lease will be paid at the time of booking by agreed method, e.g. by a bill provided by a lessor.
• Booking fee of 30 % is paid at the time of booking, if the arrival in more than a 1 month.
• Booking fee is not refunded if leaseholder cancels the booking.
• Rest of the leasing fee will be paid min. of 4 weeks prior of the arrival or if the arrival is in less than 4 weeks, the full amount is paid.
• Booking is binding. In case of cancellation, no refund will be made.
• Lessor reserves the right to cancel the reservation, e.g Covid-19 or due to the force majeure.

• Facilities has 16 beds.
• Beds are reserved for agreed number of guests in a booking.
• Beds are reserved by 1 person / a bed.
• Leaseholder can express a wish for sharing a room/bed in a booking.
• Marked beds are in use.
• Lease contract includes a set of sheets and a towel / a lodger.
• Extra sheets ans towels are charged seperetly.
